It has been a big year for PropertyPack. The report has grown, more house hunters use it every week than ever before, and we have spent the autumn designing the next version of the pack. This post looks back at 2026, shows you what is coming, and explains why the price of a full report has changed.
What 2026 looked like
In the last three weeks of October, people ran around 1,000 property checks a week on PropertyPack. Behind each one is someone who wants to know what the listing does not say, before they bid.
The report itself changed more this year than in any other:
- More checks. The full report grew from 18 checks at our summer relaunch to 24 today. The newest cover protected structures and monuments, knotweed and giant hogweed, buying costs and schemes, water and sewerage, industry and land use nearby, and planned infrastructure nearby.
- The boundary on the map. The location page now shows the property boundary from Tailte Éireann, the body that runs the land registry, so you can see the plot you are buying.
- Flood, broadband and signal you can see. The flood check carries the OPW’s mapped flood extents, and the broadband check shows each network’s predicted 4G and 5G signal from ComReg.
- The Buyer’s Brief. In October we started a short weekly email for people in the middle of buying, one plain guide at a time.
Some of this year’s fixes started with an email from a buyer. Thank you. Keep them coming to hello@propertypack.ie.
The organisations behind the data
None of the facts in a PropertyPack report are ours. They come from 16 official Irish data sources, published openly by public bodies: Office of Public Works, Environmental Protection Agency, Sustainable Energy Authority of Ireland, Central Statistics Office, Geological Survey Ireland, Revenue Commissioners, Uisce Éireann, Transport for Ireland, National Transport Authority, Tailte Éireann, Floodinfo.ie, Health Service Executive, National Monuments Service, National Biodiversity Data Centre, An Coimisiún Pleanála and Health and Safety Authority. Without their open data there would be no PropertyPack.
They do not endorse us, and we do not speak for them. Our job is to read their records for one address, score what they say, put it in plain English, and name the source behind every finding so you can check it yourself. The report is built to be handed on: to your solicitor, your surveyor and your insurer.
The new pack we are building
We have designed the next version of the pack from the ground up and are building it now. It keeps every check you get today and presents them far more clearly:
- An “at a glance” page. Your overall score, the checks to look at before you sign set beside the strongest ones, the key numbers for the house, and how each area scored.
- Findings first. Each check opens with what we found, in a sentence, instead of a generic heading.
- Clear actions. When a check scores low, a “What to do” box says what to ask or arrange before you sign.
- A location page led by the boundary. The plot outline from Tailte Éireann’s open map data drawn over an aerial photo, with Street View and travel times.
- Visuals built for each check. Flood zones and distances on the OPW map, the asking price against county and national figures, a cross-check of the listing against the official records, what the house costs to run each year and the cash you need on the day, and broadband speed against the county average.
- Next steps and sources. A checklist you can tick off, and a sources page that says what each source was used for.
- The same quality every time. Every pack will be checked for layout before it is sent, so nothing overlaps, gets cut off or lands on a half-empty page, whatever the house.
We will post here the day it goes live.
Why the price has changed
Since 5 November 2026 a full report for one property costs €49, up from €29. The 3-pack is €99 and the 5-pack is €129, which works out at €25.80 a report.
Here is what the new price pays for:
- A bigger report. A third more checks than in the summer, each one reading another official dataset for your address.
- The new pack. Designing it, building it, and checking every single pack before it reaches you.
- Live maps and imagery. Every report pulls aerial and street-level imagery, maps and travel times, and we pay for those each time a report is made.
- The service you get today. Fast delivery, a reply to every email, and fixing anything we get wrong.
We would rather charge a fair price for a report we are proud of than cut corners to be the cheapest.
What stays the same
- The free snapshot. Still free for any Eircode, in about a minute.
- Fast delivery. The full 24-check report lands in 2-3 minutes.
- Our promise. Matched the wrong house? Tell us and we correct it or refund you.
- Where it fits. The report sits alongside your solicitor and surveyor, not in place of them.
