How do I check a house’s BER rating?
Every home offered for sale or rent in Ireland must have a Building Energy Rating, and the rating must appear in the advertisement. SEAI operates the National BER Register, where a rating can be looked up with the BER certificate number or the meter point reference number (MPRN). Where can I find the BER for a Ireland property?

What is a good BER for Ireland?
A BER of C1 or better is considered the modern minimum for most lenders. Newer apartments and developments in Ireland City regularly achieve B2 or A3. Older rural homes in Ireland often rate C3 to D1, and upgrading to a B rating typically adds 5–10% to sale price.
Does BER affect mortgage availability in Ireland?
Yes. Most Irish lenders now offer "green" mortgage rates for properties rated B3 or better, with discounts of 0.2–0.4% on the standard rate. Properties with a G rating may face lender restrictions.
How do I check ber rating for a specific property?
